REAL ESTATE MYTHS.

1.  A  large company, Franchise or sales representative  CLAIMS that;  They can get a higher price for your property, justifying their  high fees.

MYTH. 98% of the buyers looking to purchase a property look on the internet to find their ideal property and go direct to that listing person.

2.  You must be a local agent to be able to sell in this area.

MYTH.  See above

3.  I will put my property  at a higher price and wait till the right price.

MYTH.  See above, also overpriced listing get less for their home in a falling market and the second question the buyer asks is how long has this property been on the market?

4.  I will sell it privately and get more for it.

MYTH.  The first thing a buyer discounts is the normal agents fee from your asking price the second thing is the padded area in the  price is taken off and the third thing  offered is their low offer!

The entrapment question:

If I cut my fees what part of my service do you want me to cut out?

Best answer!  None,  if you If you cannot give full service or believe you giving less than100% will not get results, you should not be selling at all, because I wont use you to sell my property.
